I have lived here for 7 years and the only reason I'm moving is because we got a house.

This is the best rental property with by far the best property management I've ever experienced. Karmen is the most incredible landlady, and makes you feel so welcome! Very reasonable price point, great appliances, speedy assistance when needed. I'm very sad to say goodbye, and thank you so, so much for everything you've done for us. We appreciate you ❤️

Love this space! The management is very easy to communicate with and very understanding of renters!       Karmen keeps the space clean and safe, she's been a joy to work with. It's very affordable for the size, the dead end street it's located on also keeps the space safe, and there's a golf course close by with a hiking trail. Definitely recommend if you are looking for an affordable, comfortable living space close to Gresham!

​Living at Riva Courtyards has been a great experience! The place is clean, with a solid, well-built design that feels safe and comfortable. The community is respectful and friendly, which makes it feel like home.

Karmen, the property manager, is amazing! She’s always responsive and goes above and beyond to keep everything running smoothly. Whether it’s addressing a concern or making sure the community stays safe and functional, Karmen genuinely cares about the residents and it shows.

If you’re looking for a secure, well-maintained place to live with an awesome manager, I highly recommend!

I’ve had a wonderful experience living at Riva Courtyard Apartments. The apartments are not only spacious but also exceptionally clean and well-maintained. The property management takes pride in keeping everything in top condition.

Karmen, the property manager, has been outstanding from day one. She’s always responsive, professional, and genuinely goes above and beyond to ensure residents are taken care of. Whether it’s handling maintenance requests or just being a friendly, reliable point of contact, Karmen truly makes living here a positive experience.

                Overall, I couldn’t be happier with my choice to live at Riva Courtyard Apartments.                        It’s a fantastic place to call home, thanks to the excellent management and the attention to detail that makes everything run smoothly. Highly recommend!

Amazing management, the facilities are maintained so well, questions answered promptly and any issues that arise are taken care of quickly.

Best of all the apartments are fairly priced in this hell of a market, beautiful, and the manager, Karmen, strives to create a home for all tenants.

We lived at Riva for a little over 3 years and the reason we moved was because we moved into a house. Karmen was an amazing landlord - extremely attentive and kind. The apartments were very well kept and maintenance was always quick when needed.

We lived here for one year and had a great experience with Karmen the landlord.

She was quick to respond if we needed anything and would always give our dogs treats when we were out for a walk. The apartment had great appliances and nice counters.

My fiancé and I were at Riva Courtyard for a year (our first apartment together) and we were so sad to move. We needed to relocate so I could be closer to work. Karmen is such an amazing landlord which made our move even harder. The apartments were very nice and affordable compared to other places in the area. If we had any issues come up (which was rare) Karmen was always quick to help us. We have two pets so it was super important for us to find a place that would welcome them♥️ We will always remember and miss our home at Riva Courtyard!

I have had a very pleasant experience here at Riva Courtyard! Our landlord, Karmen, has been very easy to work with, accommodating, and does all she can to keep this complex clean and safe! These units have newer appliances which is amazing! Also pet friendly :) Getting to the Max is only a 3 minute walk also. I would love to stay but need to relocate to be closer to work. I would definitely recommend these apartments

I've lived here a few years now, and this has been the best experience I've ever had with an apartment. Karmen is a fantastic landlord who is always ready to help her tenants and always greets us with a genuine smile and cheery "Hello."

They do a great job at communicating and any issues that have ever come up have been handled quickly and efficiently.

As a 4 year Tenant at Riva Courtyard Apartments, I would like to say that Living there was Lovely .

The Units are Very well appointed with large washer and Dryer. The appliances are very well maintained by the staff { Mike is awesome} the complex is well looked after by one of the nicest managers I have ever had the chance to communicate with . That has to be one of the best things about living there.

She is easy to get ahold of and things get taking care of quickly . {Karmen} is Brilliant!

There is a nice walking trail around the Golf course on Glisan. very nice for a Evening stroll or Morning Run . you are not for from lots of great Foodie places or anything else for that matter, Grocery stores and pretty much anything else you need . It is a great experience living there .

I've never felt compelled to write a review for my apartment community before but i'm so proud to write this one today. Riva Courtyard is honestly the best place we have ever lived. Our wonderful Riva staff takes such good care of us, and ensures that we are safe, happy, healthy and in a clean and beautiful environment. Also, I couldn't ask for a better landlord than Karmen. She's so kind, generous, and welcomes you like family. Anything we've ever brought to her has been met with a super quick response and wise solutions. Additionally, they make sure residents are aware of anything happening in the area (including city safety concerns, social happenings, and upcoming events). From Day 1, I knew this was the best decision for us, and I still feel that way almost 3 years later! Thank you for everything.. Karmen! Thank you for your warm welcoming embrace, you have been very kind and thoughtful. 

Very informative, all around cool and understanding. You made me feel at ease to be first time renter.

Great community in a convenient location.

The apartments are newer/modern, the entire staff always greet you with a smile, are very helpful to your needs,

and are quick to attend to any problems that arise . The grounds and facilities are always kept clean of trash and debris.

I’ve lived in many places over the years and Riva Courtyard Apartments has by far been my best experience.

- I was in transition from selling my house to deciding what my next living location would be when I found Riva Courtyard Apartments. I am handicapped and lived in a first floor 2 bedroom apartment. What a wonderful experience! The apartment layout is open, everything is brand new and clean, the owner/manager is fabulous to work with. I had only one maintenance issue in the year I lived there, and it was taken care of immediately.

It's a 'stroll' to get back and forth from the 148th MAX station. My dog also felt very welcomed by the staff and other tenants. Ruth

*In my 11 months at [another Riva Property] in Unit 202, I was able to thoroughly enjoy a spacious, well-maintained, quiet community to live in.  Especially being so close to main streets such as Burnside, 122nd, and Stark, it is amazing how quiet it is inside the apartment, and all the neighbors are very quiet, respecting the set quiet hours.

Karmen, the landlady, was quick to respond to any needs, and was very understanding in the beginning when I had some delays with my bank transferring the money, and very easy to work with.  I will miss that apartment and the community as a whole as I move on to another part of the state.
